Scope of Work:

Project Objective

The primary goal of this remodeling and extension project is to modernize and expand the living space while preserving and showcasing the historical and architectural charm of the original farmhouse. Specific elements such as intricate stonework and patterned external stone details will be retained and integrated into the new design, honoring the building's historical significance.

Phase 1: Exterior Demolition, Construction, and Major Installations

1. Demolition and Waste Removal

   • Knock down the old conservatory.

   • Remove all waste from the demolition process.

2. Groundwork and Foundations

   • Dig footings 1 meter deep from the floor level.

   • Lay concrete foundations for the extension and patio area.

3. Extension Construction

   • Construct block and brick extension.

   • Install lintels over doorways.

4. Roofing Installation

   • Build a new flat warm roof for the extension.

   • Fit a roof lantern window for natural light.

   • Install new pitched roofs with Velux windows.

5. Flooring and Insulation

   • Insulate and screed floors for the new extension.

6. Windows and Doors Installation

   • Supply and fit new windows, doors, and bifold doors.

7. Guest Bathroom Installation

   • Construct and fit a new bathroom in the guest room.

8. Internal Alterations

   • Make specified alterations as per the provided design or specification.

9. Oak Carport and Landscaping

   • Construct a new oak carport.

   • Perform necessary landscaping around the new construction.

10. Roof Repairs

    • Install new roofs for the existing garage and main house.

Phase 2: Interior Construction, Wiring, and Finishing

1. Structural Modifications

   • Support ceilings before structural work.

   • Remove internal walls to create a new entrance hall.

   • Fit steel beams and pad stones.

2. Partition Walls

   • Build new insulated stud walls to create a utility area.

   • Construct a block wall to separate the garage from the new lobby.

3. Doorway Modifications

   • Create new door openings where necessary.

4. Plastering and Insulation

   • Fireboard and plasterboard walls where required.

   • Plaster all areas, ensuring the living room and kitchen are ready for finishing.

5. Electrical Work

   • Rewire all necessary areas and install LED spotlights.

   • Upgrade and relocate fuse boards.

   • Move light switches and sockets to new locations as needed.

6. Drainage and External Systems

   • Modify external drainage and install new ACO drains around the extension.

   • Fit a rodding eye for the new toilet.

   • Install new gutter fascia and downpipes throughout.

7. Carpentry and Finishing

   • Complete second fix carpentry (skirting boards, architrave, doors, handles, latches, and hinges).

8. Second Fix Electrical Work

   • Complete the second fix electrical installations.

9. Flooring Installation

   • Fit flooring.
